LANDLORD GAS SAFETY

Landlords are required by Law to have a Gas Safety check once a year.

A Gas Safety Inspection provides peace of mind for a landlord that maybe renting out a property. It is a landlords responsibility by law to ensure that any gas appliance they own in a house that they rent out has an inspection every 12 months. It also allows the tenant to have the opportunity to know that they are living in a safe environment.

The inspection also provides advisories if any installation or appliance requires updating or replacing therefore keeping things safe and efficient.

As a landlord, it’s your responsibility to make sure your rental properties hold a valid Gas Safety Certificate to ensure the safety of your tenants.
Every rental property in the UK that has any sort of gas appliance, such as a gas central heating boiler, gas hob or gas fire, requires a Gas Safety Certificate. These certificates can only be issued by an engineer registered with the Gas Safe Register. At EOR Heating, all of our Engineers are GAS SAFE registered and accredited.

EOR provide Gas Safety Certificates (Landlord Gas Safety Record) to Landlords, Home Owners, and Estate Agents within Essex, London, and Surrounding areas.
We only ever use Gas Safe registered engineers to carry out gas certificate inspections. Your safety is our number one concern.

The certificate is completed on our PDA electronic system. The certificate is available to be e-mailed once the engineer leaves the property. This certificate will provide everything the landlord and the tenant needs to know about the safety of gas appliances and installations and, where necessary, notes of remedial work required to bring up to standard.

A copy of the certificate can be sent to the tenant and one will be forwarded to the landlord.

A Gas Safe registered engineer comes with certain assurances. Before an individual can apply to join the Register, they have to provide evidence of their competence to work safely with gas. This is done by looking at their relevant qualifications and ensuring they have the relevant experience to undergo assessment. These qualifications include:

  • The Nationally Accredited Certification Scheme (ACS)
  • National Vocational Qualifications (NVQ) in gas services
  • Qualification Credit Framework (QCF)
In order to be registered the qualifications must not only be relevant but obtained to a required standard, and recent.
